Release Notes RPR v1.22 Released April 16, 2013
Version 1.22 of the Realtors Property Resource® website features a beta version of our new analysis feature for appraisers—select beta testers will begin trying out the tool at the end of April, and then all RPR users will have access to it following the testing period. The release also includes enhancements to the popular Sales and Financing History chart shown on a property’s detail page and in reports, as well as the addition of user-entered notes in reports, and other improvements.
Beta release of Sales Comparison Analysis for appraisers
The Sales Comparison Analysis feature, which is designed for REALTOR® appraisers, is a simple and powerful way to evaluate a property using area sales information, as well as competitive listings, and produce a detailed record that can be saved or printed. This feature models the kind of in-depth evaluation that is performed for an appraisal and leverages RPR’s nationwide, parcel-centric database.
The Sales Comparison Analysis goes into more detail about the subject property and comps than the RPR Comp Analysis feature, which models a CMA.
After the beta period, during which appraisers will be testing the new feature, any RPR user will be able to access the Sales Comparison Analysis—many agents will find this feature useful for creating a CMA, BPO or other valuation analysis. We will provide additional description and instruction around this new feature when it is made broadly available.
In the Sales Comparison Analysis, a user is led through a series of steps to confirm or adjust the factual information about a subject property, and then to search for and select comps. After adjusting and weighting the comps, the user receives a Sales Comparison Analysis Result that summarizes the valuation and range for the subject property. The user can also generate an optional Valuation Workbook, which creates a rich archive of the facts and trends that support the analysis.
The release also includes enhancements to the popular Sales and Financing History chart shown on a property’s detail page and in reports. The chart is helpful for comparing—at a glance—key events in a property’s history, such as sales, listings and changes assessed value and estimated value. The revised version of the chart offers more detail and clearer labeling, and produces better in reports.
Users will find new notes fields on the Property Details page where they can make annotations for their own use, or to be published in reports they generate. Simply enter text into any field and choose whether to propagate the note in reports.
RPR has also improved the display of units for multi-unit commercial properties in our Commercial area, and improved our search for addresses that contain “1/2” or “.5” unit numbers in our Residential site.
In addition to site enhancements, RPR continues to update our data. We have added actual lot dimensions (in addition to lot size in square feet or acres) to the Home Facts on a Property Details page. The lot dimensions display where provided by MLS or public records data. In addition, we now show flood map codes for all properties, not only listings.
RPR is preparing a new toolset for Associations. You will hear more about this feature, designed for Association staff to better serve members, during its development. Also, look for RPR at NAR Midyear, May 13-18 in Washington, D.C.
