Data, data, data! Yes, the latest release of Realtors Property Resource® provides numerous improvements for residential and commercial users, many focused on our core data sets. To learn more about all the new RPR updates and details, continue reading below.

Market Analysis: Esri demographic and Commercial data updated

RPR's update to 2016 Esri demographic and market analysis data means you have the most current and accurate information when performing a Commercial market analysis, generating Trade Area Reports, and discovering information about your area and other locations. Plus, you can see trends and track specific household data using the data and thematic overlays RPR provides. The following illustration shows just how in depth you can engage with RPR and a ZIP code using our built-in overlays and thematic maps.

With our annual Esri data update, we have refreshed more than 1 billion data points. The refresh includes:

  • Economic data
  • Spending data
  • Demographic data
  • Local area trends 

For association and government affairs users, this means you will have the most current statistical data when creating local or federal Economic Area Reports for your constituents.

Some neighborhood statistics are also updated in Neighborhood Reports and Neighborhood Details pages. For example, you can see population trends for 2010 to today. Previously the data was showing changes in population from 2000.

Commercial users will appreciate the ability to analyze growth trends for communities from 2010–2016 and 2016–2021 when creating reports and implementing searches for ZIP codes, cities and counties.

Refined Value: Hanley Wood home improvement data refreshed

Each year Hanley Wood adjusts its home improvement data to reflect real estate trends and depreciation rates. The second data refresh we’re excited to mention is our addition of the Hanley Wood data set, which is used when refining a property estimate in the “Refined Value” tab on the Property Details page.  

When using this valuable tool for factoring in the consumer’s home improvement, your adjustments will reflect 2016 data from Hanley Wood. You can also select a new home improvement option, Attic Insulation, when refining the value of a property.

Don’t forget, national home improvement value data is customized by region in the United States. This breakdown allows your refined value to match your specific location, giving you a highly accurate estimate for your reports.

Flood Zones: FEMA data updated on maps

And yes, more data updates to the system include a recent update from the Federal Emergency Management Association (FEMA). Flood maps on RPR now show 2016 data. In some areas, flood zone coverage is greatly increased. The following chart shows some of the new and increased coverage for various markets:

Neighborhood boundaries and school zones: Maponics data refreshed

We updated neighborhood boundaries, with data from the fourth quarter of 2016, to provide a more accurate reflection for many neighborhoods around the United States. A few notable metro locations where our residential boundaries will reflect new updates are listed below:

RPR is proud to boast a 94 percent school attendance zone coverage of the U.S. student enrollment! Since our last quarterly update, we have enhanced the following top school districts (this is a partial list of our updates for school boundaries):

Additional website improvements

Date and source of sold information added to Property Details and Search Results

We’re always listening to your requests and suggestions, and we believe you’ll appreciate this latest update. Now, your search results and property details feature both the date the property sold as well as the source (MLS or public record). You will find this information next to the status flag on the off-market properties.  This enhancement should make it easy for you to identify how recently a property sold within the given search results without a lot of extra work.

Seller's Report includes property type from listing data

We have also updated the Seller’s Report to provide a listing’s property type from MLS data, versus public records. This improvement should help you maximize the number of listings returned on your report and aid with your decision analysis when pricing a property for a customer or client.

Timeliness of distressed status improved

We also listened to your suggestions regarding the labeling of a property as distressed. We improved our process for removing the distressed label when a property leaves a distressed state. Now, the label is removed on the exact distressed expiration date. Before, the distressed flag would be active until the end of the month that it left a distressed state.

Removing a distressed flag more quickly and precisely helps reduce user anxiety about seeing a property marked distressed when in fact it is no longer in that category.

  

RPR Mobile™

Plan a tour using Open House search 

Open House searching is now available in mobile. You can plan a Broker Caravan day or your Weekend Open House tour with clients by using the new open house function from your RPR Mobile App. Here’s what you can do with this feature:

  • See a count of open houses in your market on the home screen.
  • See open house information highlighted with properties in your search results.
  • View the next open house date and time on the thumbnail of the property.
  • Set your search filters to show only properties with open houses.
  • Use advanced search filtering to search by the date of any open houses in your area.

Option to turn on traffic counts with Search Results  

Users can turn on the Traffic Count layers without losing visibility of their search results. Property pins appear behind the traffic pins when applicable and will be grayed out.

Google Street View option shown only where available

Functionality has been added to auto-detect if Google Street View is available for each property. If not available, the street view icon does not show.
