What are the assumptions for the estimated loan balance on the Sales and Financing Activity chart?

The Sales and Financing Activity chart, displayed in the History tab on the Property Details page, shows a property’s sales activity and refinancing history over the last five or more years. The chart can be used to compare the value of the property as seen by public records such as deeds and tax records to the AVM estimate. It also shows the estimated loan balance so the user can review the loan-to-value ratio over time. The accuracy of the loan balance information is predicated on provider accuracy.

Actions taken against the owner such as the issuance of a Notice of Default or Auction are noted on the Sales and Financing Activity chart. In addition, sales activity, such as listing dates and price reductions, are highlighted.
