How do I search for properties?

There are three search types in RPR Commercial. You can look for all the commercial properties in an area (regardless of whether they are for sale), which is known as an All Properties search. You can look for the commercial properties listed for sale in an area. Or you can look for the commercial properties available for lease in an area. Each search type has slightly different search filters; all have an advanced search option.

The basic Listings Only search allows you to control your search based on:

  • Geography—ZIP code, city and state, county or neighborhood (in some areas)
  • Property Type—Commercial, Office, Restaurant/Bar, Shopping Center, Retail, Land, Multi-family, Industrial, Healthcare, Hotel/Motel, Special Purpose)

The Advanced Search option for the listings search also adds filter controls to refine your results including:

  • Property Status
  • Price Range
  • Building Size
  • Lot Size
  • Units / Rooms / Beds
  • Keywords

You can also search using a property's Listing ID. And when your search results include properties for which you are the listing agent, the listing will be highlighted on the map with a circle around the property icon.

The options for narrowing an Advanced Search for listings, which are similar to the filters that can be applied to a basic search, include: listing status (active or pending), property status (e.g. distressed), price range, building size, lot size, year built, listing date or price change date, keywords and net income.

The basic All Properties search (which searches public records and listings) has the same controls as the Listings Only search. The All Properties search is a particular benefit for practitioners in locations where listings are not available through RPR. Although you will not be viewing listing data, you can review a wealth of public records data about a specific property.

The Advanced Search option for an All Properties search adds parameters to your search using additional information, such as:

  • Owner Name
  • APN Number
  • Recent Sales

In both search types, when you view your results, you can sort from least to most expensive, address, owner name, recent updates to the property record and more. You can also refine your search results using filters. Examples of filters or parameters you can set:

  1. Uncheck “Pending” to hide sales that are pending.
  2. Uncheck all of the distressed types to hide distressed properties.
  3. Set a listing price range to return only properties within the range.
  4. Set a year built range to return only properties within the range.

The Lease search is similar to the Listing search. The basic version allows you to control your search based on:

  • Geography—ZIP code, city and state, county or neighborhood (in some areas)
  • Property Type—Commercial, Office, Restaurant/Bar, Shopping Center, Retail, Land, Multi-family, Industrial, Healthcare, Hotel/Motel, Special Purpose)

The Advanced Search option for the listings search also adds filter controls to refine your results including:

  • Property Status
  • Lease Price Range
  • Lease Building Size and Area
  • Lease Suite Size
  • Lease Building Area
  • Lease Lot Size
  • Units / Rooms / Beds
  • Time
  • Year Built

The options for narrowing an Advanced Search for listings, which are similar to the filters that can be applied to a basic search, include: listing status (active or pending), property status (e.g. distressed), price range, building size, lot size, year built, listing date or price change date, keywords, and net income. The search capabilities can be found within the Advanced Search as well as within the filters on the left side when search results are returned.

The Search Results page can be viewed as a list or on a map. The Map View provides additional tools for fine-tuning your search. The Map Tools area above the map shows additional search options.
