The latest release of Realtors Property Resource® introduces the ability to search properties using keywords found within listing data, updated versions of neighborhood boundaries based on size, and enhancements to the mobile app including the ability to zoom in on property photos.
You can locate properties by searching for keywords that are part of any listing description. You can specify up to six words or phrases to search. Enter your keywords within the advanced search option, or in the filters on the left-hand column of the Search Results page, to identify properties in which listing agents have used any of those words within the listing description.
Your keyword search results will include any listings that contain at least one of the words in the listing description. You can also use keyword search to find comparable properties, including recently sold properties, within the Comp Analysis and Sales Comp Analysis workflows.
Example searches: Entering "lake" and "view" as separate words will return all properties that use either word in the listing description. Typing in "lake" and "view" as a single phrase (type both words in the entry field, then click "add") will return all properties that use the phrase "lake view" in the listing description.
Neighborhood Geographic Layers
Neighborhood boundaries are displayed on maps and are searchable in four layers based on geographical size. These are labeled as "macro," "intermediate," "minor" and "micro" neighborhoods, and range in approximate radius from four miles down to a quarter-mile. Boundaries are found on the big map, and specific layers are based on availability within an area. You can use the outlines of these neighborhoods to search for properties or run reports.
To find smaller layers such as minor and micro, zoom in on the map and look at the "Show Geographies" dropdown options. Neighborhood Reports may not always be available for the area chosen, and will default to a Census Block Group as the smallest data set available.
Neighborhood boundaries are provided by data partner Maponics and are updated quarterly.
Home improvement data refresh
The Refined Value workflow, where you can enter information about recent home improvements to adjust the valuation of a property, has been refreshed with 2015 data. Users who enter home improvement information for a property get current valuations for each project, customized by region, with updated depreciation. Hanley Wood provides the home improvement data. It is updated annually.
NAR report linking
On the page where you can generate Commercial reports, a link to related NAR research reports is available. The link directs users to a page on NAR's Realtor.org website containing commercial-centric research such as Like-Kind Exchange Survey and Commercial Real Estate Outlook.
MLS and Association Dashboard
News & Training
A newsletter link on the News & Training tab within the MLS and Association Dashboard (available to MLS and Association staff users) directs users to the RPR Blog. There, they can view available RPR-related articles that can be published in MLS or Association newsletters or other publications.
Expanded Property Data
Additional data components are displayed for properties on the RPR Mobile™ App. You can view legal descriptions, room dimensions and a plat map for properties where this particular information is available. These elements already appear on the website; users requested that we add them to the mobile app.
When you are viewing photos in slideshow mode on a phone or in photo view on tablets, you can pinch to zoom in for a better view of details in the photo.
