RPR Residential

Google Street View image added to reports

For properties not for sale to the marketplace for over two years, RPR will now display a Google Street View photo as the preferred property image. Previously the report featured the following aerial photo:

Today, RPR will provide a Google Street View image as shown in the next graphic:

RPR displays the most recent listing photos for properties listed within the past two years. Google Street View is not available universally, so an aerial photo will continue to display if the street view imagery is unavailable. Remember, you can always include a customized photo to any of your RPR properties, and include the photo with your reports. Also, historical listing photos can be seen in "Compare Historical Records" feature on the Property Details page.

Refine the value of a property based on needed improvements

As a real estate professional, one of my favorite RPR tools is Refined Value, accessed on the Property Details page. This feature allows you to discuss recent home improvements with your client, and allows RPR to calculate and include the value of any improvements based on the information provided. However, sometimes the homeowner may need to repair their home to help you market the property effectively, and of course, achieve a successful closing. In those instances, you can “Refine Value Based on Needed Improvements” to explain the necessary repairs to the potential client, and show the monetary effect to the property's value.

In the example, the customer should consider adding a new roof to the property. The cost of the roof is $10,000, which in turn lowers the refined estimate by $10,000.

This new tool is just another way to help you consider every possible angle for the consumer, showcasing your expertise and knowledge as a real estate professional. More importantly, you can help the consumer understand key financial decisions before they take place.

Distressed property information boosted by RealtyTrac data set

When you are searching for distressed properties in RPR, you now have access to more than 21,000,000 new records. RPR now includes current and historical distressed property data from RealtyTrac, a robust solution covering 99 percent of the United States. You can learn more about RealtyTrac and their real estate solutions, and how this new involvement will benefit you as an RPR user.

RPR Mobile

New Commercial mode enables search, property access and reports

The new Commercial mode within RPR Mobile™. This update allows you to search quickly for commercial properties in your marketplace using the RPR mobile app. There's nothing new to download; the Commercial mode is easily activated within the app.

You can switch between commercial and residential modes at login or in User Settings. Before logging into RPR from your mobile device, toggle the button to your preferred preference as shown below:

Once logged into RPR Mobile™, you can switch between commercial and residential modes by going to User Settings from the preferences menu as shown below:

In commercial mode, you will find three available home screens. By swiping to the right or left, more home screens appear. First, you have the display of new, active, sold and distressed listings and leases (based on your preferences from User Settings).

Second, you can search for properties by specific address, ZIP code or MLS ID. Advanced searches allow for searching by owner name, keywords, parcel numbers and more.

The third home screen provides demographic data for the ZIP code where you are located, a handy feature to help you learn essential information about your market area and to showcase your skills when assisting commercial buyers and sellers.

Search features work the same way within the commercial mode. However, unlike the residential mode, commercial searches will provide active (for sale or lease), sold or leased, off market as well as distressed properties within a search area.

The commercial reports available through RPR Mobile™ allow you to create professional, comprehensive information to clients and customers from your mobile phone. The Commercial Property Report, Trade Area Report and Best Businesses Report are all available in mobile.

Finally, you will notice that unimproved land listed for sale, pending and sold parcels in your MLS will show up in both residential and commercial modes within your chosen searches.

We think you’ll find the new commercial mode choice a big asset to RPR Mobile™, and a time-saving tool when you are in the field working with commercial buyers and sellers.

RPR just keeps getting better all the time! I expect the Needed Improvements section will be a hit for listing presentations.
